I got a call from a prospective client in Canada asking if we do "Foreclosure Bus Tours". I always smile and shake my head whenever anyone asks me that. For those of you who are not familiar with these - a Realtor rents a bus, packs it with people and takes them from foreclosure to foreclosure over several hours. This is NOT the way to search for a foreclosure deal. First of all, the Realtors will generally only take you to their foreclosure listings, not necessarily the best foreclosures. Secondly, you are packed in like sardines and are forced to go to foreclosures that you may never in the world consider. For example, if you are only interested in condos - too bad - you still have to go see all the houses. If you are only interested in Scottsdale - too bad - you have to go all over the valley to other cities. If you are only interested in a certain price range - too bad- you have to go to foreclosures way out of your price range. Sound like a waste of time? It is!
The absolute worst thing about a foreclosure bus tour is that if you are shown a cream puff perfect foreclosure you are almost guaranteed a bidding war for that home. 5-10 people on the bus will want the same foreclosure. So you are fighting and bidding against everyone else on the bus. There is built in competition.
